For the year 2013 there were 34 Southern CT shoreline waterfront and luxury home sales over $1 million in the towns of Branford Guilford, Madison, Milford, New Haven, and West Haven.

The average list price for these sales was $1,814,232 with an average sales price of $1,227,154.  The average days on the market was 191 with an average sales price to list price ratio of 91.58%.

In comparing the sales data from 2012, the average list price was $1,903,523.  The average sales price was $1,704,162 with an average days on market of 143 and an average sales price to list price ratio of 91.43%.

Sales in 2013 were down 10 from the 44 sold in the year 2012.
